I occasionally enjoy co-hosting (splitting costs) for client events with a lending partner but that is pretty rare as most lenders just want to hold "first time home buyer" classes/events or co-brand online ads for home buyers.

Still wanted to be close to CA and Lake Tahoe but have much more favorable tenant/landlord laws, property taxes DO NOT reassess on the sale, stable diversified job growth, population growth, land constraints force appreciation, and a ton of outdoor activities that I enjoy.

@Joe S. has the correct answer, but I will modify it slightly - "choose a degree that makes good money" but also that you are interested in or enjoy the field of study - I'd rather make less and enjoy what I do for my W-2 job than make a bit more and be miserable.
