Ask a home inspector for their mold guy if you don't have one already.If these are otherwise high maintenance tenants: offer them the opportunity to break the lease and move out with no penalty (besides damages, of course).

I have recently been applying to jobs that teach and train real estate agents to wholesale, looks like it could a good opportunity on account that they have the capital. 

Anything else I should know when searching for STR opportunities to invest in Pittsburgh?

@Erick HenningsHouston's emerging neighborhoods include East End, Third Ward, Heights, Spring Branch, Independence Heights, Alief, Cypress, Pearland, Richmond/Rosenberg, and Conroe/Woodlands.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

@Steven Olivas you've posted about "Sentinel Opportunity Fund", "Building the Right Team" and now, "$100k Cash what to do?".

I would most likely never invest in a syndication, but it seems like this would be a great opportunity to "buy low" based on all of the failed ones I'm seeing.
