Just drive buy, pull the listing agents contact off the sign in the yard, call them on the cell to tell them you'd like to view and will put the offer in through them, and have them meet you there for a showing and write up the offer ... easy. 

1) Use hard money, get a partner of wholesale the deal to build a nest egg. 3) This forum is not as active as some others because only Pro members see it. 

A bad review, cancelled booking, or something else can certainly impact your search placement results... so it’s best not to have all your eggs in one basket.

It's a chicken and egg thing because to get into the business you need adequate experience but you can't become an expert without doing it.  

Did you work 30 years to build up a $1MM nest egg to invest?

I have been reading some of the recommended books and absorbing it all while trying to find a strategy that suits my end goal, which is mostly just to get all of my eggs out of the stock market and spread it out a bit.    

I did all the good marketing, called my decent list of buyers to see if they know any developers, I gave house packets to the present developers in the area, posted in the marketplace on BP, made a drive the hood video for BP and youtube, and contacting developers in Atlanta; my cell should be ringing off the hook.

Ideally you need to able to find their cell phone.

For about 2 months until we got it rented he became obssessed with trying to get a showing, left a note at the house saying he was trying to get a showing, called often, his girlfriend called often, at first calls and messages went to my listing number, but then he visited the house and got my cell off the business card I had in the window and started calling there too.
