If an underlying policy, (ie. auto, home, boat or rental dwelling ...) has its limits exhausted by a covered loss, the umbrella will start paying at that point.  

I've been nose deep in YouTube videos trying to prepare myself for that first initial phone call.

My question is should I have a contractor review the property/or send photos and videos to get a more accurate number on renovation cost and then afterwards take that to the seller and negotiate?
