Many beginning investors like to start off with a SF and or duplex.

I live in and own three properties in Broward county; SF and duplexes (STR). 

I’m really early into the research phase but would be prepared to “pull the trigger” over the winter (eg purchasing a property to setup the tents) but ran into a bit of a “wall”.I’m pretty close to Blue Ridge and love the area so have considered a STR there for a while.  

As of right now, I wanted to see if there is any duplexes under $250k and to possibly Long Distance Invest for now prior to moving in.

I took down every interior wall and completely changed the Floorplan.

If you're located in Chicago, I recommend checking out the Straight Up Chicago Investor podcast and other resources they have on their website.I haven’t got a full blown strategy but I know as of now I want to invest in single family homes and some duplex’s and I want me real estate to be more focused on cash flow
