Real estate has been a dream of mine for many years and I hope I can pick up on investing with little to no money down if possible.

Working my way to my dream. 

Then keep flipping and do it again or buy the dream home.  

I have a pretty unique situation.I have a family member who wants to help me with my real estate pursuit/dreams to financial freedom.

If you sit through enough of the CIREIA meetings that are only available to paying members of your club, you'll start to get a good feel for who is knowledgable and experienced vs. who is full of hot air and pipe dreams.  

I am searching for some quantification ideas that I don't have to take my tape measure and fo manual calcs, seems that this is the answer, the software seems like a dream come true, with all furnitures, plumbing, electrical templates, just like autocad but lighter. any inputs is greatly appreciated.

Don't bother with the dream merchants and BS Artist who try to get you into their 'Rich Dad Fortune Builder Work from your Basement in your Underwear' pitch. 

That was such a great introduction for yourself and I love the fact that you not only have dreams but goals and a specific deadline.

I have studied real estate for years, but do to caring for my mother I have had to put my dream on hold.  

It is definitely a vehicle that you can use to help reach your financial goals/dreams.
