I have recently begun my first project as the investor/developer.

I no longer work from a place of scarcity.I set myself up for success and work from a place of abundance.I have built my cash buyer list to close to 5,000 buyers, invested into a coaching program for private lending, and developed multiple exit strategies to be ready for any situation that presents itself.It let's me earn $40k per deal consistently today and occasionally hit some $90k+ homeruns.Embrace your mistakes, learn from them, and adapt.This is the only way to grow. 

They always get contacted by investors looking for deals and a realtor can help the entire process be more trustworthy and smoother than some random person on FB.I myself am a realtor here in Houston with a buyers list I have developed over my last five years of being in the investment real estate space.

Stay informed about any new construction or development projects.Investing in student rentals can be a lucrative niche if approached with careful planning and research.

I've also been looking for Builders and Contractors to partner or collaborate with because I want to develop a Design | Build team that is efficient, streamlined and cohesive.  

Especially construction development..

In theory, you should only be considering the strongest of markets, buildings in the best locations, with high demand and high barrier to entry for new retail developments.

We are fortunate that land development is something we've been doing for several decades, but each site presents its own challenges and rewards. 

I am also considering investing and helping a local developer raise money for future projects and would just love to get plugged in to the local scene in general.
