I know you said that if you sold it you would take the wall down and take the kitchen out, but that is also an additional cost and a big PIA.As I mentioned before, If you ever have to put in an insurance claim you might be immediately denied (I am not an insurance agent, so I could be wrong about that).

Thanks for the link @Chris T. the 3 times income to rent rate and clean credit score may help... i think more so in the more expensive markets, but in lower income housing... i think you'll be hard pressed to find an applicant with clean credit or income that can back your justification on denying the ex-con..?

I now have to place a sign on my property that says FOR RENT with small FOR SALE letters below it because for sale signs are expressly allowed but for sale signs are prohibited.I have also had the HOA fine me for the tenant letting the grass get too tall which the tenant denied and the HOA refused to email photographic proof of the violation.
