After researching this topic for some time I realize you need to hire a full time dedicated VA who is working for you and not doing anything else.  

If not, I'd recommend going through a title company as they have a full team dedicated to protecting us for these specific issues. 

I share my story so the person reading this, who is where I was at in March, will know your goals can be attainable in Real Estate with hard work and dedicating the time to do the research.

I would have never even thought to ask for seller financing if you hadn’t talked about it with your purchase of the mobile home park!!!!
