I'm not familiar with your market, but here are some thoughts:750 Sq ft is small for a 3/1.Interior looks like a flip but it seems like it has been owned by the sellers for a long time...so maybe not.They have been trying to sell this property for 6 months and have reduced price. 

His family made their money with W2s and the stock market.

Activities like tenant management, marketing, bookkeeping, inspections, overseeing contractors, and compliance tasks all count.Avoid outsourcing tasks, as this reduces eligible hours, and consider adding properties if meeting the threshold is challenging.

House hacking can be very rewarding, but at the same time - do your research on surrounding markets - maybe in the Oldsmar/Westchase area you may find something better out in those areas. 

You’d buy an off-market, distressed property, fix it up, rent it out, refinance it, collect your money from the refinance, and repeat the process.

For me, the first pass at underwriting is simply about determining if a deal is worth exploring further.In the current market, I’d say 9 out of 10 deals are dead on arrival.
