.- The $12,000 boat sitting in the neighbor’s garage he only takes out 4 times each summer, it is basically a 24% down payment for a mortgage on a $50,000 rental property.Heck, even the PS4 that I just had to have for some late night Call of Duty action and spent probably $700 on including a couple games and accessories is just a hair under 2% of the total $36,000 purchase price of the investment home I bought – and I actually find that sort of sickeningly interesting if you really put that into perspective.

This question may be specific to places like Portland where the city encourages density by allowing accessory dwelling units (ADUs) to be added to properties in residential zones.If I purchase a 4-plex (zoned residential R2 in Portland) and rehab it to include an ADU, can I still finance with a residential mortgage?

A workshop ( currently used as a living area ) ..... det'd Living Area / Workshop It is also written down in the 2006 appraisal as.... " One with accessory unit "But the appraiser that I just had come out to do an appraisal on it , is saying that it is a ..... 2 unit property AND .... that because of this, he can't find any comparables ( since there are no 2 unit properties ) anywhere in the areaSo this got me wondering if they could write it down / log it in , using either a  single family ( 1004 ) appraisal form  or  if they just won't come off of it as being a 2-unit, then they could use a  multi-family ( 1025 ) appraisal form ?
