Hello,I have invested in a few properties meant for long-term renting.I have also since started a rental property management company that operates in areas we know very well (ascendiadynamics.com)Porto and Lisbon are very expensive areas at the moment. 

I do my own transactions, not that hard anymore with a good escrow company and all the docusign stuff..... 

If you have deferred maintenance this will be future headache and a phone call from a PM company. 

Its not near any major cities where someone might look at it as a long play for path of progress.Another option might be to see if a solar farm or wind farm company might be interested once its clear cut. 

As an out of town owner, one benefit of Madison is that we do have a good supply of property management companies to consider. 

I would suggest calling a title company rep and running this by him. 

There are property management companies that handle everything—from guest check-ins to maintenance—so you don’t have to worry about being hands-on.

And in most cases, reading a receipt and knowing which property/my management company it is tied to (done automatically by separate accounts linking to my software), even if I don't do a very good job documenting, I have enough to go back and justify almost any expense.  

They will sometimes cover some of the damage with lots of back and forth.Look into companies like Waivo and Safely.

I personally stay away from turnkey companies.
