The seller was aware of work needed and priced it accordingly but was willing to reduce the price point for an all cash deal.

I have a strong network here and know the key players/stakeholders in the community and am trying to learn how I can get involved to make an impact to change the community and restore the existing (beautiful) infrastructure.

So I wrote a long article evaluating his claims, which he (apparently) became aware of, and then succeeded in getting Google to remove from search results.

With this proses the investors I work with are also able to take advantage of some great incentives including solving for the biggest problem in the field, interest rates.The investors I work with also appreciate a turn key process on Single fam up to Quads and larger community development.  

So, as Kristine pointed out, it’s crucial that people are made aware of the risks involved.

I’d look at the long-term value in that secluded newly built community—sometimes those areas can grow well, but they can also take longer to appreciate.
