You have to know your numbers on both sides of that equation.

@Dirk SingletonIf you are looking in Cleveland I would recommend checking out areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

There’s probably asset protection specialists/firms  who will side with your approach but it’s not practical and they are just  fee collectors. 

I'm doing my 2023 taxes (late) and we had some siding and gutters put on in Fall 2023, however we did not pay for it (~$13,000) until summer 2024.

Not a tax sale investor, but I work in this area so can give some info from the other side of things.

I have redone the foundation, all new electric, all new plumbing (PVC to the street), all new kitchen, added a bath, new flooring, all new windows/doors, updated all insulated while walls were open for electrical, new furnace/AC, new siding.

The neighbors in the apartment do not like him and there is lot of drama with him and the neighbors both on the side and upstairs.

You will find many many resources here and a community of like minded folks willing to help you out in just about any way you can think of.I am on the lending side of things and am a broker. 

Keep in mind STR are a job, a side hustle, they are work.
