With the real estate market being what it is, you are kind of in a position of power and can call the shots.

She is a friend and former tenant and I told her I’d take a shot in the dark and ask around.

What I did with a similar situation is I looked up all the info and sent the tenant the link, a basic 'snap shot" of what the webs site said was available, etc. 

That's not giving me a lot of faith in their expediency but I'll give it a shot.

The more I think about it, the more I lean toward taking another shot at convincing him to sell to a conventional buyer.  

Not trying to rain on your parade, but it is a longer than long shot.

Most agents don't want to spend time with people who don't know and are a long shot, specially in this crazy market with a lot of offers and buyers paying over the top asking price to secure their offers (its a sellers market, not a buyers market).
