Once you have it working, if the network cable laying across the floor annoys you, have someone come in and install it inside the walls... but at least this will prove it all works as expected!

Ugh okay that is super annoying.  

@Steven Rodriguez, you have started by doing the right thing which is asking questions, your mind is in a good place, keep inquiring, keep your curiosity up, keep learning, absorbing and asking, don't ever feel that you are annoying anyone by asking questions, read books, attend webinars, you are in a good place in life in that you don't yet have a mountain of bills to pay. utilize that time to build your knowledge @Dan Sheeks has  stretched out a helping hand to you- that's a very good thing and a very important type of relationship you need- someone to talk to, ask those questions, clarify your thoughts, get guidance.

We decided to keep our tenant happy when they expressed concern and annoyance over the ants.

The water damage area is extremely annoying as it's against the tile for the kitchen and carpet in the living room so I basically need to rip out the tile and carpet as I'm afraid there could be water under the tile.

I started out managing my duplex and quickly found that A) I didn't like managing C-class tenants, B) I didn't like chasing people for rent, and C) my level of patience for what I perceived as annoying items (listening to a complaint, scheduling with a handyman to fix, meeting the handyman, etc.) was extremely low, so I got a property manager in place to cover those items for me.

If you can live with minor annoyances for a year, the answer may be "none."  

Sometimes the small stuff, albeit annoying, don't really cost much so not the end of the world to ask the seller to take care of it so you don't have to when moving in...Again, you need to take into account the situation, which I have no idea in what context you are asking.To give you another example.
