Being a "single mom of 2 toddlers" does not restrict your ability to travel.

Remember, your ability to finance your next deal will be affected by your debt to income ratio, so as long as you have the debt you won’t be making deals anyway.  

Unfortunately, I haven't seen the ability to do this. 

This situation keeps a property appraisal low, which then limits the ability to hire an agent like me to resell on the open market for anywhere close to what an investor has paid. 

Personally, I'd go with 2 bedrooms, but post the ability to lock 1 bedroom at a reduced rent for 1 bedroom rental.

For example, Denver allows STR w/ license if it's your full-time residence but if you plan to move out the STR ability disappears, has to be your full time residence (last time I checked). 

So here are some facts;We own two stilt houses (4bed/4 bath) in ocean lakes.wr average between 135-160k in the two combined.The amenities are ALL allowed to be used by any guest(s) that stays in our homes.Ocean lakes is a resort and campground - it is secure in it's ability to keep its str usage and zoning due to same.you dont own the land.

I'm not worried about tenets ability to pay. 

I think something to look for if you are switching is the ability to integrate with other software.

However, that stereotype limits the tenant pool which limits your ability to fill your place.
