Instead of just throwing down a drop cloth, you need to use plastic.

We chose major medical only.. so office visits for ear aches etc et had to pay for..for us it worked out as we just did not go to the doc often .. we had one major surgery for my son ( smashed his finger ) so that worked out.now that we are older we need the full medical

You don't need an attorney to write it.Before I do anything, I ask myself "Does this involve brain surgery or rocket science?" 

Long story short, the dog's fight or flight animal instinct kicked in and he attacked one of the kids, almost killing him (lots of plastic surgery, time in the ICU).

Worst case you could plastic the windows to get you through season and then start making a plan for replacing windows/boilers/etc in the spring.

Our most successful short term rental on airbnb is actually close to a hospital that attracts a lot of people with friends and relatives having surgery and longer terms stays for residents or people supporting those undergoing treatment.
