This is unlike what I'm used to in canada/usa where capital appreciation is almost guaranteed on a yearly basis. 

The plumber said there is no guarantee when they clean the lines.

The name of the game for banks and lenders, unless they're servicing the loan, is to do a loan that can be guaranteed against default (Fannie Mae or Freddie Mac) or do a loan they can get rid of to the eventual servicer at a profit.

I know placing judgment against them doesn't actually guarantee any payment to me, but didn't know if them filing bankruptcy made it any more or less likely that I would receive payment.  

Michael Lewis - you probably have a contract with the pm for at least 6 months unless you don’t want your rent guarantee.

There is absolutely no guarantee that these increases will be sustainable, Bend is just the 'hip' place again.  

But UT and Austin keep growing and becoming better known so getting rent at that location is guaranteed (so a business) and same size houses inthe area are 2-3x the price and newer, much nicer apartments are going up but their rents are higher than mine have to be (moat...another Buffet term/goal).

While it took until the 15th to get all the rent, it gave her tremendous peace of mind knowing the rent was being paid each month without her involvement, and I felt better knowing I was guaranteed to get the rent without excuses, stress or late fees.
