Also, I'd suggest only doing M2M leases,  people trash the place when they feel trapped and don't care.. we always do M2M in C-/D+ properties, just in case it's not a fit for either party. 

My goal this year was to get a 40+ unit under contract before my 32nd birthday (August 29) which I did just in the nick of time.

@Justin Rogers if you are planning on living in the property, an LLC will not offer much, if any, asset protection because it is your primary residence.
