We withhold listing properties that become vacant in order to make repairs/paint because in virtually every case we otherwise have folks inundating us with requests to move in as is.  

Never cave in under pressure to pay more than what you think they have done as they always need motivation to return and finish the work.Also when drawing subsections for payment in the bid, always think about how much it would cost for you to get the next guy in to finish the job if they decided onto walk to something better.
