We are in the middle of the remodel, and have had some opportunities to make sure of this. 

@Philip MullinaxDepending on the Tenancy Law in your jurisdiction, a transfer of ownership in the middle of an eviction may provide the tenant an opportunity to stay the eviction and compel you to recommence action once you are the owner.  

Of course there's no reliable way to predict exactly when the market will peak, but there are definitely ways to qualitatively observe the increasing level of market saturation, and thus get a better confidence that we are nearer to the end of the cycle than we are to the middle.

From what I understand, lease options are legal in TX, just not sandwich lease options (SLOs) where the investor stays in the middle and takes a monthly spread.
