Not to say that cash flow isn't important or doesn't matter but you could spend more in a class A-B ( South Charlotte, South end, Elizabeth, Dilworth ) area with low cashflow and see huge gain through appreciation over the next several years or purchase a home further outside and potentially bring in higher cash flow, but in a area that doesn't have potential for large growth.
