I don't think rent control helps in the long run, but I think we'll see more of it unless the market begins to soften.Andrew of course you would know better than 99% of folks on BP about landlording in Oregon.. given your history.. but from my perspective and again I was not a landlord of any size in Oregon.. but rents seem to be very very stable from when I got here in 92 ish.. until after the GFC and at least as it relates to Portland metro.. rents in the last 7, 9 years have just sky rocketed..

The only way to do it is to over-purchase where you can't handle a short term down-turn.It's not rocket science.

Underwriting is not rocket science but there is a right and wrong way to properly run and operate a hard money/private lending business.  

Some investors get caught up in meeting some COC number when they are saving 50k a year from their W2 and the cashflow has zero impact on their actual net worth.IT isn't rocket science break it down to what goes in, and what what goes out.
