I'm new to real estate investing and just wanted to get some advice, input, and constructive criticism on using a HELOC as a down payment to purchase my first investment property.

Does anyone have any actual data on the return on this component (previous appraisals, paired sales analysis, comparison on new construction with/without rooftop decks)? 

Does anyone know the going rate for price/sq ft to construct a beach house?

It gets the customer out of my hair during construction.  

We close a bunch of new construction deals every year with many different builders.

We are new to Texas but have experience in buying, flipping, rehabs, some new builds.If it comes to construction, seems like we've done most of it. 

Go to a construction site (production home builders--- Toll Brothers, Orleans, KHov) and find the carpet installer.

Maybe new construction from a builder who is willing to sell 5 houses under one closing?

my scenario was a little different I would buy 20 to 80 acre parcels in Oregon and WA.. then log them .. using the skids roads and log landings strategically ( put them were future driveways and house pads would go). then do short plats  4 lots or less.. then sell the lots on contract.. the logs generally paid for the land so we had no debt on the land .. most land buyers took a few years to get to the point they were ready for construction loans..
