I went from the underdog who was doing everything right at 19, quickly aquired more, bit off a project that was more than I could chew, almost lost everything, and now @ 24 years old ive managed to recover it all and refinance everything to a point where I'm finally earning a return while someone else pays my notes!!!

When shaking a stick at Houston, you can't and chew it all at once, there is not one monolithic market or even one city for that matter.

So, that comes pretty close to chewing up your $35K.

So many tell you hurry get into real estate now, take action, get started no matter what but there should be room to allow for the exercise of wisdom and not taking on more than you can chew. 

Thought I'd chew through all the data the MLS has to offer, really study the market, look for deals, etc.Well, the other day I wondered when I'd start seeing deals.
