So a couple times a month I'd call him and ask to catch a work out or go light a fat one.

In hindsight, I wish I had never invested in literally any of my rental properties (I owned in other states, too) and I would have a pretty big fat bank account.

Some unsolicited advice: I am here in Las Vegas as well and I advise my clients to install a ceiling fat in the primary bedroom and fixed above lights in the secondary bedrooms, do not install an RO system, and make sure to install window treatments. 

Like I tell my wife if the chef is fat the food is going to be great!

I am not sure though if someone would actually pay this fat rent and rather would not buy a unit of their own?
