Unlike Evolve, they always pick up the phone, are understanding and personal, and charge much less than large traditional companies.

Some basic things to look for- Does the service only offer up to a certain number of phone numbers or email addresses like 3 or 5 of each.  

When you speak with brokerages don't forget to ask them questions such as: Do they charge an admin fee on a transaction?

I agree and you need #5: The communicatorthere needs to be someone on the other end of the phone to answer questions from investors.

For a vacant apartment I may have formerly received 20 phone calls in the first week, now its probably closer to 10.

I would recommend deciding based on these criteria:Will you get along with them and if they are a good fit for the house.Do they have the basic credit, income, and eviction history that you require.Getting Leases and admin stuff set upUse e-sign technology to get leases signed.
