@Max Tanenbaum - there are lots of companies (usually law firms) that specialize in tax appeals; they take a percentage of the first year's savings as payment, so you don't have much to lose by using one of them UNLESS the appeal results in a higher tax.

If you're close to a military base, try Facebook groups with a focus around those individuals.

Is there another source you have found helpful to evaluate listing price for out of state properties (I see you specialize in out of state). 

The greatest advantage for the seller with me being a fellow military member is I can free up her entitlement .

@Michael Baum I double checked with a CPA that specializes in working with STR investors and he said there was no distance/mileage requirement from your primary.

Just call him, all that you want to know in the questions above he can answer for you.He is incredibly nice, but nonsense, he is ex military (navy if I remember correctly).He is not a hard sell kind of guy, in his estimation you either want to invest or you don't so he is not going to chase or pester you.  

The extra info in regards to me is that I get an extra 4k a month due to my prior service in the military.
