DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Sounds like no HOA, which is great--- but based on what you are saying I think it's worth setting it up.

I have a hard time seeing a property worth $625,000 that you're into for $450-500,000 cash flowing very well at $3500-4000/rent with where rates are these days.

Does anybody know if a bank will qualify a sponsor that has the net worth but does not have a schedule of real estate? 

Also remember, you can NOT identify more than a certain number of POTENTIAL replacement properties, and they have to be within a certain percentage of value of the old property, and you can’t file this identifying paper and then change your mind.

Remember, that you don't build wealth with cash flow.
