.- everything is done with the same investor-friendly title company- all documents/contracts will be electronically signed and e-notarized so you don't need to be present at closing.I think that it's possible and I'm going to give it a shot but if anyone has experience or advise to share, I'd appreciate it.

You will need to have it notarized, I believe; in my area, there are some notaries that will refuse to notarize a POA, so be sure to ask by phone if they will notarize yours before you waste any trips.
