My question is should I have a contractor review the property/or send photos and videos to get a more accurate number on renovation cost and then afterwards take that to the seller and negotiate?

Love that you can imbed videos on stuff like how to use the lock, thermostat, tv, and anything else that may be confusing. 

Looked at dozens of SFHs online and ran the numbers, ARV not high enough, renovation costs going over, and making offers based on video tours, sight unseen has been challenging.

The thought came to mind to ask this question because I've had my personal washing machine and dishwasher both have problems about 2 weeks ago, and I have successfully fixed the washer with a $35 part from Amazon (after watching a few youtube videos), and the part for the dishwasher has still to come in.

Interesting idea getting Chris to participate on video.

I live out of state, so this agent tours properties for me and takes videos and pictures of whatever I want - she also visits as many properties on my behalf as I want (within reason).
