Slightly leaning towards single family dwelling but can be swayed with the right data.I've lived in Sarasota,FL and wasn't overly impressed by the market there and given my Australian heritage, I'm a little over the whole coastal/retirement villages for the snowbirds.

I was always under the impression in every state you could legally sell what you legally own.. if the state is that tight on volume resellers I bet they go nuts on illegal brokering LOL..

Here's my point, if you drive on the property and the parking lot has pot holes and you can't see the striping, weeds are overgrowing the sign, the exterior of the building has been painted in 15 years or, if brick, has never been power washed, what's going to be your first impression as you drive on the property, if you even make the turn.If you do come on the property everything you look at, even if the interior has been completely renovated, you're going to find fault and continue to look for what else is wrong.That said, as you're renovating the exterior the tenants will actually start to get excited.

Ahh ok, I was under the impression that I needed to file it separately and give myself a K1 even for single member LLC's.I looked it up and noticed that personal rental income & losses get filed under schedule E while LLC income & losses get filed under schedule C.

If they do, my guess is the judge will not be impressed with how this man conducted himself and you can expect fast judgement in your favor.Most states prohibit recording conversations without both parties consenting.
