They provide housing, food, transportation, etc. 

Possibly pay off some credit cards/student loan debt with any remainder.Cash-out refi and basically do the same thing (i.e. put substantial down payment on another property/pay off debt) .

They say on their postcard that they charge 35 cents per post card or 45 cents per letter, which is much cheaper than the bigger companies.

You can put the cost of remodeling on your credit card or your "investor's" credit card.

Tyler, after Lehman you need both a 750+ FICO AND a 80+ PayDex which will require a EIN/DUNS maybe reporting vendors/suppliers or you can go directly into business credit cards if you have a good FICO and then credit lines/loans after those are reporting.

I have only sent post cards & letters, and my return rate was much higher with letters. 

On a side note, what about using the "I think my tenants are using/doing drugs in my house" card?
