Many small MUH deals are very expensive and rents are being compressed by new construction due to the prolonged period of low interest & cap rates.This is all speculation, but it appears as though the Multifamily sector is getting a little frothy and with the looming interest rate hike I can see cap rates decompressing in the next 1-2 years.

What if those were the historical average rates of rental increases over the last 20 years ... is assuming the 20 year average rate going forward speculation?

I would focus on what I can afford, primarily positive cash flow properties.If cash flow is not an issue I would buy, bulldoze and wait for the area to transform at the expense of other speculators.

@Sara Lung not really, and speculating on commercial real estate is a whole different ball game and can be extremely risky, but in general it won't have much of an affect, casinos are pretty common and are all over in my area and don't have an impact on surrounding values.
