It getting the insert fitting in the poly is a bit hard use a torch and very quickly heat the inside of the poly to get the resins soft . 

:)I think you are right about just biting the bullet and doing it, although I'd have your agent push back to the buyer's agent about missing the appraisal window and the inconvenience this causes... and do a soft-sell on not pushing back the closing because of their error.

As I evolved in the biz, I started updating these homes to ceramic tile, vinyl plank flooring, ceiling fans, brush nickel faucets, new counter tops, etc etc and my tenants started staying longer, when they do go vacant, they get rented quickly and I received better applicants.Bottom line, is your plan feasible, yes.

Some markets had already gone soft while other will push through until the entire country has turn but eventually, all markets succumb to the macro economy. 

Brush down the walls sterilize and prime and paint after patching any holes in drywall.
