if you pick a random property in Akron (i was just there, randomly) that you haven't seen, that's listed on Zillow, and turn it over to people you haven't met to manage, it is nearly guaranteed that you will lose money.if you're serious about this, i would recommend that you go there in person, meet agents in person, build a network in person, and conduct your property search in person.and if you can't go there in person - i wouldn't give up on Oregon. i know, i know, you're going to tell me it's 'too expensive.' and so yes, it's difficult.

Which he just did to the tune of $100,000 in second position, against his personal home, with no title search (alarm bells go off) by a gator lender, probably from his retirement account, a non accredited borrrower.Does that even seem wise?

I don't know if I did it right, because I prefer NOT to get a traditional loan for my next property.... and I don't know how to estimate (or even GET) private lender loans.My buy box is;- Something I can use for long term rental AND MTRs.- Less than $25K in rehab- Quick rental potential (<3 months rehab).- Low crime, low foot traffic- Access to restaurants, grocery and job (hospital, university, denver tech center, denver downtown)- COC ~5-6%My preferred method to buy is Sub-To, so I would like sellers (and agents) who are ready and willing to consider this.
