I knew the SFH needed a top to bottom reno, but the duplex also needed roof repairs, a new water line, and structure repairs due to a neighbor’s gutter being broken and the basement being saturated.

And soon, I will be looking at other states as my market is getting pretty saturated.

I think the market is saturated in may locations.

On top of that, your market is probably saturated with sales agents because the market was really strong the last 5+ years and everyone's getting their license to make some "easy" commission.You typically need two years of experience before a bank will lend to you.

But, I managed everything myself bc I wanted to learn and am a bit of a control freak;)  Even if you live in an area that is saturated or prices don't make sense to buy for you, there is always a secondary market near enough.

Even some markets may be 100% dialed in on AirDNA for projections on 1BRs, 2BRs and 3BRs, but completely glitches out for 4BR for example (if there aren't any other 4BRs in the proximity) - Ironically, if AirDNA doesn't work, it could be an advantage to you if the market is under-saturated with high guest count properties
