Thankfully plumbers are using pvc and other plastics these days so if you upgrade, you'll be upgrading to something not worth stealing.

They have built a national reputation. 

Does anyone have a lead or knowledge of a reputable institution to place a HELOC on the investment property?

I spent the past month or two studying turnkey markets, and then researching reputable turnkey providers in the markets of interest. 

A quick update -- I found reputable GC's that build for $200-$250/sqft for the exact same spec home the others were quoting $450/sqft for.

We are looking for reputable contractors in the Northern Jersey area that can be trusted to give realistic repair estimates on properties.

I am a 2nd-year plumber apprentice in Los Angeles, CA.  

For example, if a tenant calls and says that the there is no hot water in the house, for the PM to get a handyman to fix the issue if he can instead of just calling a plumber and charging $300 for something simple.
