If anyone has any recommendations on contractors and handymen in the area too I would love to get some more references.

First I understand what they are referring to, but it sounds like they may not understand the dynamics of investment properties and this specific kind of financing. 

We refer to it as the “conference high” when you’re just SO pumped about real estate by being in the same place with investors at all levels, and you can’t help but be inspired.
