We are in our mid to late 70's, so we are rapidly approaching to time where cash in the bank to care for our needs is more sensible.

You wouldn't want to buy into an area that is declining rapidly where the tenant quality is decreasing along with the area.

So, we will have a rapid recovery due to the suppression of markets releasing (that's what lock down is, a suppression not a decline) and the inflation will push things to appear as all-new heights (this is where politician fill-in-the-blank will take credit for things being "better than ever" because the DOW tells him so)There ya go, my 3 cents worth.  

Super ugly, but the area is rapidly gentrifying and there are a lot of rehabs going on all around it. 

Alabama is one of the lowest property tax states; however, Huntsville specifically has appreciated rapidly over the past 10 years, so assessed values are artificially low... and a re-assessment will result in huge property tax numbers vs. in-place numbers.
