Hi I'm a new Real Estate Investor in Denver, Colorado and I am looking to collaborate with other investors and real estate professionals of all types in the area, but I am also specifically looking to get involved with the latino market and am looking for other investors who are currently working in this arena.

We would also like to do some landscaping to make the property look better maintained than it's current state.I would love your take on how to prioritize this list balancing the need to not invest too much $$ now, but balancing what will give us an ROI on our improvement.

If they don't have anything in the bank at all now, they won't have anything in the bank come month 8 when some unforeseen event occurs - or come Xmas when the presents get prioritized over the rent.

I look forward to connecting and collaborating with many of you (commercial lenders sooner than others).

@Shawn L. thanks for the feedback...i actually have a ticket written for this based on your comment from that initial thread some time ago...things haven't been moving as quickly as any of us would like but I definitely have it in the backlog and am prioritizing it as soon as we are able to work it and get it shipped. 

That morning I wake up at 6am, get my coffee and prioritize that list using the A, B, C method and then do some light exercise and shower. 

@Ariel GomesWhat you may also consider is prioritizing the ADU as a mid-term rental and STR on the main house

I don't know your investing goals but I'd prioritize a strategy and stick with it.
