What is the experience with this program - Pro/Cons, watch outs, etc?.

It would depend on my entire experience with them.

If I can't hit the 1% rule on a real estate deal then it's not worth my time given my experience and options in the equities markets.

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

I'm not too hung up on this, because the margins still appear very attractive (from what the agent speculated ARV). my hesitancy stems from a lack of experience and direct steps/plan of action to take on a property I like. 

Still, maybe you are over complicating it by trying to buy MF (a difficult asset to manage) on the other side of the county in an area that you have no experience investing in.
