I agree with what the CPA said, but I am also a firm believer to KISS (Keep It Simple Stupid) meaning I am 100% against LLC's due to the fact that they cost you whatever they cost for fees plus additional costs for accounting and LLC's do not provide the protection against lawsuits because when you make a mistake, and you will, you pierce the corporate veil rending the LLC void and null.

The LLC will distance the Liability from you but the veil of the LLC can be pierced in certain situations (talk to your attorney about that).

There is an extreme shortage of available units to rent in Tacoma and the surrounding areas of Gig Harbor, Puyallup, University Place, etc... basically most of Pierce County.Here is an example of a SFH in the North End of a great neighborhood renting out by the rooms.https://www.redfin.com/WA/Taco...Another option is finding a SFH with a MIL (mother in law) and 2nd kitchen.

Unfortunately the second time the bums figure out that if you unplug the base station it shuts off the whole system, but that was after a few minutes of ear-piercing alarm and dispatching the police, so I'd say that's not too bad.Ultimately I think the system is as effective as any other alarm system at deterring turds, but without the same gimmicks as others use.

Anything north of Pierce county is going to be rather expensive and you just can’t get high enough rents to cashflow on the property.
