Someone less experienced is bound to overbid investment grade pricing through emotion and/or lack of experience.

They are hands-off, institutional grade real estate investments, and they allow you the option to diversify.

Good luck, start at the beginning just like you did when you started school, there is a reason you begin in the first grade, so don't skip anything. :)     

You find that out when you go to show the unit when they never asked permission to paint even if it's in the lease.We used a set color, Antique White, Contractors grade Conco brand from Menards. so we can touch up after move outs and never have to think about "what color was on that wall" I use a eggshell finish on everything except kitchen and bath. there I use semigloss.So pick your color and 5 gallon buckets are best cost savings. 

If the carpet is in bad shape, I replace it with a mid-grade contractor carpet and the least expensive padding.

So to summarize, My ultimate question to area RE Investors is what area or letter grade have you found offers the best bang for your buck in South KC for Multifamily?

I could just see if CVS pharmacy wanted to buy it from me.
