Do I go for the quick cash or the potential perpetual income?

I have no interest in paying fees to a corrupt trade organization that perpetuates itself on lies and fear, in order to buy and sell my own property, which I already have the legal right to do as a citizen of a free country.Speaking of fear.

You will have lots of stereotypes with artists...and rightfully so, their usual lifestyle, credit & extra curricular activities usually deserves it.

@Mike Reynolds Hey Mike, I currently live in Missouri so we have the stereotypical seasons (ungodly hot in summer, crazy cold in winter).

At this point it's kinda hard to tell if it would be a good fit for you, as I'm going off the stereotype that students don't a lot of money to throw around, and you already mentioned you don't have much spare time.

They are stereo-typically wholesalers which doesnt bother me.

You can do this in perpetuity and never pay tax on the profit.

I'm certain that either one is better than perpetually playing the carpet game, that's like being the team every school wants to play for homecoming - a perennial loser. 

@Corey Lawson I have no investment experience yet, but I live in South City (Lindenwood Park area) and the 1/1 SFRs on my street and around my neighborhood are perpetually FOR SALE or FOR RENT unless they have an existing 70+ year old tenant that has been there since I moved in 4 years ago.

How it all perpetuates itself.
