I see them semi-regular but we expect outstanding ROI so RE that others may find acceptable we usually pass.

IMHO, they are not going to want to crowd into Casino hotels or highway Motels - they're looking for a family home vacation experience. 

It would take the better part of 2 days to get inside every unit to inspect, plus go over the financial with a fine tooth comb, verify utilities, and check with the city on any outstanding code issues....why would I burn up two days of my time only to uncover countless other lies when the Seller wouldn't even respond on paper? 

Sure, if I ended my business with the property manager and had no outstanding balances, I would get that money back.

@Mark Brogan,Yes - Few words in large letters that can be read across a highway, large phone number.Try for a "vanity" number, something easily remembered.

If you don't have an idea of the outstanding mtg balance, and junior liens, you're just spinning your wheels pre auction. 

It certainly adds to the amount of loans outstanding, but it also adds to your income.
