@Ashton’s Krom and in addition to being really good at finding off-market properties as directed by @Michael Ealy, you must then be an excellent negotiator with top notch people skills to then get those properties under contract at a low enough price to make money for yourself and still leave meat on the bone for the rehabber or landlord to whom you sell.
