Noted on the units too, ideally a nice 4plex would be the best case scenario but as you mentioned anything is better from a financial perspective than paying the amount in rent I am currently.This market could cash flow pretty well at 20% down if i find the right property as the prices are below national average and rents are actually fairly good in comparison to property prices (plenty of 1% opportunites on SFH with a minimal cosmetic TLC). 

It was a fairly nice house, somewhat dated but in good condition. 

My Class A home (nice suburb with great schools) is doing well but I bought it in 2013 and it has doubled in value from 2013 to 2021. 

This is super important for real estate investors.Tax Flexibility: An LLC can offer some nice tax benefits.

I guess it looks nice to have one.

For the properties where I do use my property manager,  I have to admit that I enjoy that those properties are very passive and I couldn’t even tell you what my tenant looks like if I passed them on the street I just collect a check every month which is very nice.
