How to avoid in the future: put in contract they are responsible for any drain clogs, noise problems with HOA, they need to abide by days HOA allows work, not have polka music or a router grinding all night long, not use HOA trash bins, block garages with trucks... all things that make the neighbors call the HOA Management CO.

I would try to lay out the situation as best as possible to a lawyer that specializes in commercial leases in your area that can help you build out a template that you can tweak for the different type of tenant (retail, maker, storage).Things to keep in mind are hours they are allowed in or must be open, noise/music, exact responsibilities for anything that could be considered a liability (snow removal near their entrance, tripping hazards just outside their exact space, etc), specify their insurance requirements, etc.

So far, they have paid rent each month within Chicago's allowed 5 day grace period of rent due date, and have not given me any trouble other than some loud music from time to time.
